This would be the first such hotel in the entire region, which is experiencing a large increase in the number of tourists that are visiting the region and the town itself. The hotel will be located in the main town square, in a beautiful stone building that is being completely renovated.
Apart from the main two-story building with 13 rooms/apartments, that are facing the main square, the hotel will have an accompanying garden, with a bar/restaurant area, kitchen area, technical rooms, outside terrace, etc.
The Market
Montenegro has consistently been one of the fastest-growing tourism markets in the world. While the coastal areas are continuing to expand, over the recent year’s growth has been even faster in the central and northern areas. An increasing number of tourists are choosing to spend all or at least part of their vacations in the Montenegrin mountains or visit some of the many natural and cultural sites around.
Niksic is ideally placed at the crossroad of many of the key touristic routes in Montenegro, with direct connections to the capital Podgorica, but also to the Boka Bay to the south and Pluzine, Zabljak, Trebinje (Bosnia), and Foca (Bosnia) to the west and north. These connections bring tourists to some of the key tourist hotspots of Montenegro, such as the national park Durmitor, canyon Tara, or monastery Ostrog.
With the upcoming completion of the direct fast road connection to Cetinje, Budva, and Kotor, Niksic will become the central junction of tourist routes in Montenegro. This is a great investment opportunity.

The property is bought, and all demolition works have been completed. Permission for renovation works has been secured and renovation plans have been developed. The business plan has been developed and the business idea is deemed profitable and sustainable with excellent future prospects.
Preliminary agreements with a construction company that will do the renovation are reached as well as initial agreements with various suppliers of materials and equipment. Objectives/Future
The plan is to finish renovation works during the next 3-6 months in order to open the hotel by the end of 2022. Depending on the financing, we would aim to open an accompanying bar/restaurant area soon after opening the main hotel facility. After that, we would enter the process of accreditation in order to obtain a 4 star rating.
Due to its unique location, building, and lack of serious competition, together with an increasing number of tourists visiting this region, we anticipate a very high rate of occupancy even between the main seasons. This would mean that we could likely expect a return on the investment within the 5-7 years.
