The Market
The facility would be located barely outside of city limits. This dramatically reduces business tax from the city but keeps it at a location that is practically within city limits. I’ve already spoken with the league organizers for indoor sports with all of them agreeing that the facility would garner a lot of use and would help accommodate the city’s growth.
Currently, the city is 815,000 residents with projections exceeding 1 million by 2029. There are a large number of people who are wanting to move from more expensive cities like Toronto, Calgary, and Vancouver. This will give those residents more opportunities for active participation indoors away from the elements. This is a great investment opportunity.

Currently, we would be in an agreement with the largest indoor soccer and touch football organizations needing more field space for games. We have a prototype of the clear span steel frame building. This field would simplify and minimize extras not necessary to cut costs. For example, skylights would give natural light reducing the need for extensive lighting, although it would still be necessary.
Also, a simple HVAC and mechanical system would be needed because of the numerous overhead doors that would be able to be opened to promote fresh air flows. Finally, the turf itself would be a lined three-lane running track but based on the track being made of turf instead of an actual running track this dramatically minimizes that cost while having a great feature. Objectives/Future
I see this facility bustling and being packed daily with users. Based on the extremely limited options it will ensure market share. This facility is also recession-proof as evident by both leagues previously mentioned being sold out throughout the pandemic. The facility would also actively try and partner with a local WHL team to promote use during standard business hours along with partnering with our existing company.
