The Business details for the Real Estate Investment project
Before the war, I look at 2 good yield objects. One hotel in the prime city center and the only historic hotel in Kyiv. 16 000 m2. Renovated outside but need completion inside. Office building 17 000 m2 straight on Maidan/ independent square. Need to be renovated to the green norms and the building is in good technical condition.
The yield before the war was 13%. I have had several meetings with European Bank for Reconstruction and Development, which is willing to lend me the money. I had close to 5 mill euros from Norwegian investors before the war. The risk is high but the profit is higher if we go in now. The properties are cheaper and hopefully, a diplomatic solution over time will settle. Far as I know none of the buildings are damaged.
The Market
The market before the war in Ukraine and Kyiv was good. In less than a year the rental for office space in Kyiv city center went from 22-25$ per m2 to 33-35$ per m2 in one year because of the high inflation. Hotels had 84% yearly cover, which is extremely good.
My plans with these properties are to rent out to EU organizations and a place to live. Develop the hotel inside with meeting facilities and rooms. Later develop 2 floors with meeting rooms for the hotel. The hotel will be 5 stars. This is a great business investment.
Progress/Proof of the Real Estate Investment project
It is difficult to say now, about the progress, because of the war and uncertainty in Ukraine. The advantage is to buy the properties for a lower price. The real estate prices have fallen I believe quite much.
The profit can be extremely high because of the timing and the situation. Ukraine is the 2nd biggest country in Europe. More than 5 mill inhabitancies in Kyiv. Kyiv has a very good strategic location with an approximate 2 hours flight to most of the capitals in Europe. EBRD should invest highly in tourism to Lviv and Kyiv.
Before the war and in the last 8 years Ukraine has developed in a very positive way. A business plan with a detailed presentation is available upon request.

Objectives/Future
My short-term goal is to start where I stopped before the war of the great opportunities to invest in real estate in Kyiv. I know it is a risk now, but negotiations will take time anyway. I also believe, that to be in at an early stage to build up Ukraine again will be very profitable for the next 3-5 years.
It’s me and my partner from Norway, who has also lived in Kyiv for more than 12 years. I have all suppliers, with the connections that I built up over the last 10 years and I don’t need to find them. My main focus is to buy properties with good locations at the right time. Develop them with high quality and green focus.
